St Michaels Road Hitchin Residents Association
Understanding the Residents Association
St Michaels Road Hitchin Residents Association (the “RA”) is responsible for maintaining certain areas of the St Michaels estate in Hitchin, comprising of a total of 260 flats and houses. This is because, whilst the roads on St Michaels have been adopted by the council – meaning they ensure they are maintained – the other public-appearing areas have not been adopted – meaning the council is not maintaining them.
The RA looks after and maintains the small park areas, trees, and fencing around the St Michaels estate. Each property pays around £130 “Rent Charge” per year to fund the maintenance costs, which is a responsibility the property owner contractually agreed to when they purchased their property on the St Michael’s estate.
The directors of the RA are homeowners on the estate who in turn employ a property agent to ensure all the work is being performed and to collect the Rent Charge.
The Agent: MMAV Management
Reasons to contact the Agent:
- If there’s any issues with parks, trees or fencing on the wider St Michael’s estate. (see link below)
- If you’re selling your property or you remortgage, your solicitors will need to give notice and receive certain documentation/approvals.
- If you change your contact information, you should get in touch.
Actions you can take
Owner/resident of one of the flats on the estate? There are other entities that you should know about too!..
Flats 9-87 Wedgewood Road
In addition to being part of the Residents Association above, flat owners at 9-87 Wedgewood Road also have responsibilities to additional companies, including St Michaels Road Hitchin (Blocks A B C D & E) Management Company Ltd – which is the resident management company responsible for the maintenance of the flats themselves.
We are also the agent for the management company; you can find more information about the flats on our dedicated webpage, here.
Flats 27-46 Talisman Street
In addition to being part of the Residents Association above, flat owners at 27-46 Talisman Street also have responsibilities to additional companies – specifcally the Freeholder (building owner) where you may pay “Ground Rent”, or the Resident Management Company, where you pay service charges for maintenance for the communal areas of the flats.
We are not the agents on record for this block of flats so we can’t tell you much more about them – but if you’re responsible for choosing the managing agent for the flats, we’d love to have a conversation about how we could help improve the service you receive!
